Service Outline
Property Rental
- Fee is generally 1/2 month rent with a minimum charge of $500 (Maximum charge $1,000 + GST)
- Fee includes cost of advertising and 1st month of property management
- Qualify prospective tenants and personally show the property
- Accept applications, interview prospect and check references
- Choose a tenant or consult with the property owner re: choice of tenant
- Meet with the successful applicant & complete the tenancy agreement
- Collect the security deposit (1/2 month rent) & 1st month rent
Property Management
- Fee is 8% of monthly rent (minimum $75) plus GST
- Collect the rent on the 1st of the month
- Mail or Fax monthly statements showing rent collected and any deductions made
- Arrange minor repairs (up to $200) and provide invoices with monthly statement
- Consult with owner re: major repairs
- Mail cheque with statements or deposit cheque directly to local branch
- Cheques ready for mail/deposits between 8th and 10th of each month
- If tenants fail to pay rent, we pursue remedies eg. Termination, arbitration, orders of possession
- If tenants move within 12 months, we re-rent property at no charge.
